"I have been dealing with Emerald Property Management since January, 2011 when they contracted to manage rental of a single family residence in Ogden, KS. Since that time we have been delighted with the prompt professional dealings with Regina and Christy. They have listened to what we have had to say and have acted quickly and efficiently. Emerald was proficient in entering the property on their website showing current and later updated pictures to show the property to best advantage.
When the property rented they have acted exactly as I would hope when maintenance problems occurred. Communication has been kept current and detailed. The companies they have recommended have been creditable and fair priced. In addition to being efficient they have been very pleasant to deal with, usually leave you smiling even when it's bad news.
All that is good and well but rental property is all about $$$. Emerald provides timely and detailed accounting of all income and expenses. I like the electronically provided statements on PDF format showing an owners statement in simplistic format that is easy to understand as well as a general ledger statement that is in dual entry accounting format that would have no problem passing an audit. Copies of all receipts are also shown in PDF format to confirm expenses.
They are very good at keeping current, I have had a few questions about contractor's bills and they have been able to pull up information on the computer and answer quickly. I find the best way to communicate is by email, they answer promptly and many times after hours showing dedication to the company and owners as well as renters.

"I first met Regina about 5 years ago when a friend and neighbor had Emerald Property look after his home while he was deployed. The professionalism and customer service demonstrated truly impressed me; not only was his home well-maintained, Regina and the staff even took it the extra step by making sure light timers and even the location of his truck kept moving to create the illusion that the home was occupied. Whenever he touched base with me during those 16 months I never once hesitated to assure him that his home was being well taken care of.
When it came time for us to PCS my husband and I made the decision keep our home and rent it out. The first and only call we made was to Regina; I felt confident after our friend's experience that our property would be in great hands. Not once in the past three plus years have we regretted our decision to trust Emerald Property Management.
Inevitably everyone will experience times when "life happens" and you've got piles of stressers to deal with. That was us the past several months. But throughout those ordeals the one thing we didn't feel stressed about was living several states away from our property. It's been such a relief to basically just put our property in the back of our minds and not have to worry about it. We've known that everyone at Emerald would be looking out for our home, taking care of maintenance issues, making sure we had reliable tenants, and just as importantly making sure our renters were well taken care of as well. I cannot stress enough how thankful we've been to have that one less worry on our plates while we've focused on other matters.
